Leasing activity underway at Ledge Rock Center

JOHNSTOWN — Retail leasing activity is underway at Ledge Rock Center, the upcoming 200-acre mixed-use development at the southeast corner of Interstate 25 and Colorado Highway 60, brokerage CBRE announced Monday.

At full buildout, Ledge Rock Center will have more than 1 million square feet of retail space, 1,200 apartment units, 200 single-family homes and two hotels.

The project is being developed by Carson Development Inc. The Kansas-City-based developer previously built Johnstown Plaza at the interchange of Interstate 25 and U.S. Highway 34 that features the 250,00-square-foot Scheels All Sports superstore.

Empowering communities

Rocky Mountain Health Plans (RMHP), part of the UnitedHealthcare family, has pledged its commitment to uplift these communities through substantial investments in organizations addressing the distinct needs of our communities.

“We chose this site based on the growth occurring in Johnstown and across Northern Colorado. The city of Johnstown’s staff and council have been among the best my company has ever worked with on a project. This is very important on such a large and complicated development. Our prior work on Johnstown Plaza was a tremendous success, and we believe Ledge Rock Center — at twice the size — will be just as successful. Our plan is to hold the retail space long term and potentially the multifamily buildings as well, which will help balance risks going forward,” said Mike Schlup, manager for Carson Development, in a prepared statement.

So far, Ledge Rock Center has one anchor tenant confirmed: Murdoch’s Ranch and Home Supply LLC, which has pre-leased 85,000 square feet. The first phase of the development is scheduled for completion at the end of 2022 or first quarter of 2023.

Retail leasing efforts for Ledge Rock Center are being led by CBRE’s Michael Kendall, Daniel Miller and Cameron Flint.

“Ledge Rock Center is open for business and well positioned to centrally service the Northern Colorado communities. There simply aren’t many interchange opportunities like this left for a class A retail development with a pro-business town like Johnstown behind it,” Kendall said in a prepared statement.
