Particle Measuring Systems buys former Crocs HQ

NIWOT — From clogs to cleanroom contamination monitoring systems, the Niwot flex space at 7477 E. Dry Creek Parkway appears poised to be home to a manufacturing operation quite different from its previous tenant. 

The building, formerly the global headquarters for iconic casual footwear brand Crocs Inc. (Nasdaq: CROX), was purchased this month by Particle Measuring Systems Inc., which bills itself as the largest particle counter manufacturer in the world with more than 450 employees, for $20 million.

PMS, which didn’t respond to requests for comment, was founded in 1972 and acquired by instrumentation company Spectris PLC in 1996. Its headquarters in Boulder is on Airport Boulevard.

The Dry Creek Parkway flex space was built in 1996 and totals 126,540 square feet, according to Boulder County real estate records.

The seller in the PMS deal was Niwot Industrial LLC, a holding company affiliated with Denver commercial real estate investor and developer DPC Development Co.

That company bought the Dry Creek Parkway offices in 2021 for $12 million from Boulder-registered entities LS-DC LLC and West Mall Associates LLC, public records show. 

Crocs signaled its intent to leave Niwot in 2019 as part of its long-term strategy for sustainable growth, employee retention and recruitment.

First, Crocs made a stop at a 90,000-square-foot headquarters on Via Varra in Broomfield, but the company that’s projecting sales of $5 billion by 2026 outgrew the space in less than two years. 

The company is now in the process of customizing and moving into a 190,000-square-foot location nearby at 500 Eldorado Blvd.
