Fully leased Interlocken office sells for $22.8M

BROOMFIELD — A 122,000-square-foot office space in Broomfield’s Interlocken business park, half of which is occupied by an emerging player in the quantum computing industry, has been sold for $22.8 million.

Crestone Real Estate LLC, through holding company CRE Interlocken 310, sold the two-story property at 310 Interlocken Parkway to a New York investment group operating as 310 Interlocken LLC.

In August, the quantum-computing division of Honeywell International Inc. (Nasdaq: HON) took over 62,000 square feet of the space, making the property highly desirable to investors, Skye Commercial Real Estate Inc. managing broker Geoffery Keys said.

Keys and fellow Skye broker Ronan Truesdale represented the seller in the deal, and Becky Gamble of Dean Callan and Co. represented the buyers.

“Honeywell certainly gave the building some panache that it needed.” Keys said. “I think that was instrumental in getting the building sale over the finish line so quickly.”

Honeywell last month spun off its quantum division, creating a new company called Quantinuum, which aims to make Broomfield the hub of the “Quantum Front Range,” Quantinuum president Tony Uttley told BizWest.

The growth of quantum computing “is a relatively new development in our market,” Keys said. “We weren’t seeing these kinds of tenants even 18 months ago. We’re all curious to see whether this is something that continues to grow”

Other tenants in the 310 Interlocken building include Spatial Technology Inc, Peak Utilities Services Group and Ingram Machining Inc.
