Water Valley acquires Windsor medical-fitness building

WINDSOR — The Water Valley Co. of Windsor has purchased the former UCHealth Medical Fitness building at 1870 Marina Drive.

The building, located within the Water Valley master-planned community, encompasses 65,000 square feet and previously served as a workout facility, physical therapy and rehabilitation center, and medical office building.

The purchase price was not immediately available. The Water Valley Co. closed on the property Aug. 2 and “will immediately begin a massive remodel and rebranding of the three-story building,” according to a press release announcing the acquisition.

“This building was originally envisioned to be the epicenter of ‘awesome’ for Water Valley,” Martin Lind, president of The Water Valley Co., said in a prepared statement. “Unfortunately, due to the Great Recession, the Poudre Valley Health Center, now the UCHealth Medical Fitness building, never fulfilled that mission.

“Now thanks to UCHealth for offering our company the opportunity to purchase it, we will bring this building and its beautiful amenities, back to the original vision and it will indeed become the epicenter of ‘awesome’ for our entire NOCO community.”

Water Valley will reactivate the building’s health and fitness facilities and will retain the swimming pool area, including a lap pool and hot tub.

Additionally, Water Valley’s corporate offices will occupy the second floor, The building will also house offices for the Colorado Eagles professional hockey team, AdvanceHOA and the metro districts for both the Water Valley and RainDance master-planned communities. 

A team store and sales office for the Colorado Eagles will reside on the first level, along with an existing café, a daycare center and locker rooms for health-club patrons.

Colorado Eagles president Brian Petrovek said in a statement that the move will provide the team with “a dynamic new, state-of-the-art complex that will provide the absolute best facilities for our players, our staff and our fans.

“The availability of a central location with first-class office space, the Official Training & High Performance Center for the Eagles’ team and an Official Team Store of the Colorado Eagles makes this an incredible opportunity for our growing brand,” he said.

The building also includes as-yet-undeveloped areas that will provide space for future entertainment venues or medical services, according to the press release.
