January home price trends mixed in NoCo, Boulder Valley

LOVELAND — Boulder and Estes Park saw median home prices fall in January as compared to the same month in 2019, but elsewhere in the region prices ticked up modestly, according to data released Monday from Information and Real Estate Services LLC, based in Loveland.

IRES tracks home sales in Boulder, Fort Collins, Longmont, Loveland/Berthoud, Greeley/Evans and Estes Park, all markets within Boulder, Broomfield, Larimer and Weld counties.

While the average sales price in Boulder was down in January compared to the same month in 2019, total sales and total sales volume were up significantly year-over-year.

Last month 28 homes in Boulder sold on 142 listings for a monthly median price of $912,500, down nearly 28 percent from the previous January.

Sales in the city totaled $30,580,400, up more than 25 percent from the same period in 2019.

Homes sold in January were on the market for an average of 86 days.

Volume also ticked up in Fort Collins, where sales totaled $63,737,191 last month. That’s up 26.5 percent from January 2019.

Fort Collins saw 134 homes sold on 471 listings with an median sales price of $420,000, roughly flat from last January.

Homes sold during the month were on the market for an average of 94 days. 

In the Greeley-Evans market, January home prices were $310,000 last month, up 5.2 percent year-over-year. 

Active listings were down more than 14 percent at 218 for the month. There were 99 homes sold.

Homes sold in Greeley-Evans in January were on the market for an average of 61 days. 

Longmont home prices bounced up 8.3 percent in January compared to the same month in 2019 with median price last month of $455,000.

Sales volume for last month also increased more than 18 percent year-over-year to $28,545,042. 

In Longmont last month, 59 homes were sold on 153 listings. The average home sold in January was on the market for 77 days.

Home prices were mostly flat in January in the Loveland-Berthoud market. The median sales price of $393,500 was up just 3.6 percent compared to January 2019. 

Total sales were also up slightly to $48,318,435 for the month, an increase of 5.3 percent.

In the market, 104 homes were sold from 368 listings. 

Homes in Loveland-Berthoud were on the market for an average of 73 days.

Estes Park posted lower median prices in January 2020 compared to the beginning of 2019.

Prices were $479,000 last month, down nearly 3 percent from January 2019.

Estes Park saw 25 sales in January on 42 active listings. 

The average home took 122 days to sell.
