Flatiron Park office owner plans redevelopment 

BOULDER — Crescent Real Estate LLC, a commercial property investor and development firm, is planning to demolish two aging office buildings in Boulder’s Flatiron Park business campus and replace them with new offices. 

A concept review of the redevelopment effort on a 14-acre parcel at 2400 and 2450 Central Ave. could be conducted by the Boulder City Council during Tuesday’s scheduled meeting should the board opt to call up the project. 

The combined structure at 2400 and 2450 Central Ave. is expected to be about 144,500 square feet.

Crescent owns 22 buildings in the park totaling about 900,000 square feet.

“These buildings are like isolated little islands” and the intent is to bolster connectivity through the redevelopment process, Amanda Johnson with OZ Architects said during a recent Planning Board review of the project. 

The redevelopment provides “an opportunity to innovate and create really unique buildings and spaces,” she said. 

Crescent is also exploring opportunities to develop properties with a mix of uses within Flatiron Park, including retail and residential. A mixed-use development is likely years away given that a series of zoning and land use changes are prerequisites.

Still, Boulder Planning Board members have urged the developer to incorporate a variety of uses as the concept plan evolves. 

“Consider the jobs-housing balance and a mix of uses when creating a master plan,” board vice chairman Harmon Zuckerman said.

City leaders have opposed large office development projects in the past. The concern, some say, is that Boulder already has plenty of commercial spaces and not enough homes, which exacerbates housing affordability issues. 

“There’s a really great conversation that could be had about what will benefit this neighborhood” in terms of future land uses, Johnson said. But she stressed that Crescent is still in early planning stages for the project and has yet to develop an overall development plan for its Flatiron Park properties.
