Hotel developer buys Johnstown plot for 98-room project

JOHNSTOWN —  Hart Family Hotels LLC, an Omaha, Nebraska-based hospitality development firm, has purchased a plot within Johnstown’s 2534 master planned community and plans to build a dual-branded, 98-room hotel.

The hotel, Hart Family’s first in Colorado, will be co-branded as Sleep Inn Rooms and MainStay Suites. The Sleep Inn rooms are traditional hotel rooms while the MainStay rooms are larger and include a kitchen.

Hart Family bought the nearly 3-acre parcel for $1.2 million from Thompson Ranch Development Co., 2534’s master developer. Jake Hallauer and Ryan Schaefer of NAI Affinity Inc. were the listing brokers and James Nelms of Hotel Broker One LLC represented Hart Family.

The 2534 development, located just off Interstate 25 at the intersection of U.S. Highway 34, has become a lodging hotspot with hotels such as Wingate by Wyndham and Comfort Suites breaking ground in recent years.

“It’s just really convenient,” Hallauer said of the development’s proximity to major transportation routes and access to Denver International Airport. 

“It’s a tremendous location for limited service hotels that look to capitalize on business travelers and leisure travelers headed up to Rocky Mountain National Park,” he told BizWest. “If you have business meetings in a few different locations within the region, [Johnstown] is a really logical place for a home base.”

Hallauer said Hart Family expects to break ground on the new hotel in the first quarter of 2020 with a roughly 12 to 18-month construction timeline.
