39,900-square-foot commercial flex development proposed for FoCo’s Timberline Road

FORT COLLINS — A Fort Collins developer has submitted initial plans to build a two-story mixed-use office and workshop building on the city’s east side.

Named “Lofts on Timberline”, the development is proposed for construction on a lot spanning 2021, 2027 and 2033 Timberline Road, directly west of a Dutch Bros. coffee shop and north of Ascent Studio Climbing and Fitness.

The project calls for 24,616 square feet of flex space that could be later divided into between 54 to 117 separate spaces, according to documents submitted to city planners. Those spaces are earmarked for workshop or light-industrial use, while 8,190 square feet would be reserved for general office use.

The last 7,095 square feet would be reserved for “limited indoor recreation,” likely a gym.

The building was originally slated to span 49,900 square feet, according to city documents, but was downsized.

Zach Smith, the project’s listed owner and vice president of CBRE in Fort Collins, did not respond to a request for comment Tuesday.
