Mixed results for October home prices in NoCo, Boulder Valley

LOVELAND — Boulder had the region’s most expensive median home sales price in October, a month that saw prices increase in some Northern Colorado and Boulder Valley cities and drop in others, according to data from Loveland-based Information and Real Estate Services LLC.

After a down month in September, Boulder home prices bounced back up in October. The median sale price for Boulder homes rose from $885,000 in September to $920,000 in October, a trend that was seen during the same period last year. 

There were 224 homes on the market last month, while 57 homes were sold. The average time on market was flat from August at 48 days.

Fort Collins

The median sale price in Fort Collins last month was $416,060. That’s a slight increase from September’s median of $415,000, but a roughly $16,000 increase from last October’s figures.

Fort Collins had 697 listings over the month, while 230 properties were sold. The average time on market was 67 days in October.

Greeley/Evans

Median home sales prices in Greeley and Evans fell from $314,900 in September to $306,650 in October, but was 0.5 percent more expensive compared with the median price last October.

There were 387 active listings last month, while 154 sales were registered. Homes in the region sat on the market for an average of 60 days in October.

Longmont

Longmont’s median sales price last month was $430,000, a slight increase from September’s $422,000 figure, and 9.1 percent higher than the median price last October.

The city had 224 active listings over the month and 94 sales. The average time on the market for a Longmont home was 56 days.

Loveland/Berthoud

The sale price for homes in Loveland and Berthoud fell roughly $24,000 from September to October, which saw a median price of $370,250. The two cities had 459 active listings between them last month and saw 176 property sales. Homes in the area were on the market for an average of 69 days. 

Estes Park

After a strong increase in September, median home prices in Estes Park dropped slightly to $472,450 in October. There were 147 listings in the area and 22 homes sold. The average time on the market for October was 105 days.
