New apartments planned for Longmont’s South Main Station project

LONGMONT — A Houston-based real estate firm plans to build a new multi-family residential project in the heart of Longmont’s South Main Station development.

The project, which is referred to in Longmont planning documents as South Main Station Apartments or Boston Station Apartments, is planned to be built on a parcel just east of the intersection of First Avenue and Main Street. That’s the former Butterball turkey plant site. Fort Collins-based Brinkman Construction is the general contractor for the overall South Main Station project.

“The project consists of approximately 372 market rate multi-family apartments within seven, three-story buildings on the 11.85-acre site,” according to planning documents submitted to the city by representatives of developer The Dinerstein Cos. “The community will also provide a clubhouse building with a pool amenity courtyard, mail room, fitness center, and a co-working space.”

Dinerstein is developing the South Main Station project under an entity called Din/Cal 4 Inc. The firm is in the process of developing another Colorado multi-family project: Aspire 7th at 670 N. Grant St. in Dever. It total, Dinerstein has developed about 59,000 multi-family housing units across the country, according to the company’s website. 

The South Main Station project, which is expected to include both residential and commercial components, was conceived after the 2015 demolition of the Butterball plant. 

The development, initially spearheaded by developer Mass Equities Inc., was plagued by a series of years-long delays related to soil contamination and financing troubles. Sitework finally began in May 2018.

The $70 million South Main Station mixed-use project is expected to take roughly two years to complete.
