Mixed-use project planned for Boulder’s Bluff Street

BOULDER — Boulder city leaders will review plans today to build a new four-story mixed-use property at 3350 Bluff St. within the ongoing S’Park development.

The project is on the agenda for Tuesday’s Boulder City Council meeting and could be called up for consideration if desired by a council member.

Preliminary plans for the development, known as Timber 2 and spearheaded by S’Park developers Element Properties and The John Buck Co., call for the construction of “85 residential units and approximately 1,976 square feet of non-residential space on the ground floor along with parking at the rear of the building,” according to plans submitted to the city.

Of those 85 residential units, the developer is requesting permission to make 33 of them efficiency living units, which are homes smaller than 475 square feet.

“Also proposed are three studio units, 31 one-bedroom units; 14 two-bedroom units; and four, three-bedroom units,” according to the plans. 

Boulder-based Element Properties, and Chicago-based real estate firms The John Buck Co. and Kinship Capital are developing the $100-million S’Park project on a roughly 11-acre site on Bluff Street east of 30th Street bordered by Valmont Road to the north.

It is at the site of the former Sutherland’s lumberyard and at build-out is expected to include 272 multifamily units, 100,000 square feet of office space, 40,000 square feet of retail and a 2-acre park.
