Boulder median home prices rise above $1M, fall in other parts of region

LOVELAND — Results were mixed for January median-home-price changes around the Boulder Valley and Northern Colorado. While Boulder and Fort Collins saw prices improve, much of the rest of the region saw modest decreases in price, according to a recently released report from Loveland-based multiple-listing service Information and Real Estate Services LLC.

IRES tracks home sales in Boulder, Fort Collins, Longmont, Loveland/Berthoud, Greeley/Evans and Estes Park, all markets within Boulder, Broomfield, Larimer and Weld counties.

Boulder median single-family home sale price in January topped the million-dollar mark in January at $1.28 million. That’s up from $985,000 in December. January’s median home price was up a whopping 34.74 percent from the same month in 2018. There were 17 sales made during the month from 121 listings. The average time on the market was 69 days.

In Fort Collins, median prices rose from $400,000 in December to $412,000 in January. That price is 10.4 percent higher than January 2018. There were 112 sales made during the month from 511 listings. The average time on the market was 77 days.

After a big jump from November to December, median home prices in Longmont fell from $456,000 in December to $420,000 in January. The year-over-year price was down 4.5 percent from a January 2018 mark of $440,000. There were 54 sales made during the month from 148 listings. The average time on the market was 71 days

January median prices also fell in the Greeley/Evans area. The median was $294,750, compared with $304,900 in December. Prices in that market still up 5.6 percent since last January. There were 84 sales made during the month from 254 listings. The average time on the market was 56 days.

In the Loveland-Berthoud market, prices rose from $370,000 in December to $379,950 in January. That figure is down 4.9 percent from January 2018, when median prices were $399,500. There were 104 sales made during the month from 353 listings. The average time on the market was 82 days.

Estes Park prices dropped a bit from $492,250 in December to 493,500 in January. The January median price was up 5.1 percent over the same month last year. There were 12 sales made during the month from 89 listings. The average time on the market was 112 days.
