Cheyenne developer plans state’s largest hotel, convention center

CHEYENNE, Wyo. — A Cheyenne-based development company plans to build Wyoming’s largest hotel and convention center.

307 Land Development LLC announced plans for the 70,000-square-foot, $55 million hotel and convention center, Feb. 2. The facility will be built in the south part of Cheyenne and will open in 2021.

307 Land Development will build, own and operate the complex, which will also include an events center, entertainment complex and restaurant.

Work on the 150-bed 307 Hotel, Convention and Event Center Complex will begin this fall, and the facility is expected to be completed in the summer of 2021.

“We look forward to working with the city of Cheyenne and Laramie County to develop the state’s largest hotel and convention center,” Tate Bauman, 307 Land Development’s CEO, said in a prepared statement. “The convention and event hotel will fulfill the growing demand to accommodate guests and provide much needed space to host trade shows and events.”

Developers estimate that the project will add approximately $40 million annually to the local economy and will add 170 new jobs. The project is located adjacent to Laramie County Community College. Bauman plans to work with college leadership to offer hospitality career training and employment for students.

Bauman said 307 Land Development will serve as the project’s development manager, while AU Workshop will provide architecture and design services, and a qualified contractor will construct the complex, which is being funded by a private equity firm.

The 307 Convention & Event Hotel will be located within the 2,350-acre Sweetgrass Development off East College Drive in Cheyenne. Plans are also in development to construct residential and student housing, along with public schools, a golf course and community park.

307 Land Development LLC is owned and operated by CEO and real estate developer John ‘Tate’ Bauman. The company is concentrated primarily in southeast Wyoming and has significant residential and commercial land-use entitlements in hand or in process. The company also owns various commercial, agricultural and residential properties.
