September home prices in Boulder, FoCo decline year-to-year

LOVELAND — Median prices for single-family homes in Boulder and Fort Collins during September declined compared with a year ago, while prices increased year-over-year in other markets that make up the Boulder Valley and Northern Colorado region.

According to a report released Wednesday by Information and Real Estate Services LLC, a multiple-listing service based in Loveland, the price for a single-family home in Boulder was $825,000 in September, a 5.9 percent decline from a year ago. In Fort Collins, the price dropped to $359,730, the lowest of any month this year and a 2.8 percent decline compared with the end of the third quarter of 2016.

In other markets, prices increased year-over-year — 28 percent in Estes Park, 18 percent in Greeley/Evans, 2.5 percent in Loveland/Berthoud and 0.2 percent in Longmont, according to the report.

During September in Boulder, there were 55 sales from 196 listings with an average time on the market of 64 days.

In Fort Collins, there were 265 sales from 742 listings with an average time on the market of 70 days.

In Longmont, the median price was $388,250 during September, down from $409,500 in August. There were 84 sales from 207 listings with average time on the market of 47 days.

The median sale price in the Loveland/Berthoud market for September was $347,000. There were 184 sales from 513 listings with an average time on the market of 81 days.

In the Greeley/Evans market, the median price for the month was $280,000. There were 147 sales from 304 listings with an average time on the market of 51 days.

In the  Estes Park market, which includes Allenspark, Meeker Park, Raymond and Riverside, the median price was $470,000 during September. There were 28 sales on 158 listings, with an average time on the market of 120 days.
