Median home prices in Loveland, Greeley reach highs for the year

LOVELAND — The median sale prices of single-family homes in the Greeley/Evans and Loveland/Berthoud markets during July reached highs for the year, according to a report released Tuesday by Information and Real Estate Services LLC, a multiple-listing service based in Loveland.

Homes on the market in Greeley/Evans and Longmont spent the fewest number of days on the market compared with the rest of the markets that make up Northern Colorado and the Boulder Valley. Homes in Greeley sold on average in 46 days, and in Longmont, 47 days.

The median home price in Loveland/Berthoud was $362,500, compared with 346,000 in July of last year. There were 217 sales from 742 listings with an average time on the market of 72 days.

The median home price in Greeley/Evans was $280,000, the lowest of all markets in the region but the highest for the year there. There were 159 sales from 367 listings during the month.

In Boulder, the median sale price increased month to month, from $912,800 in June to $962,250 in July, but fell short of the yearly high of  $1,008,970 recorded in May. During July, there were 70 sales from 210 listings with an average of 62 days on the market.

The median sale price in Fort Collins in July was $379,000, down from $395,000 in June, but more than $360,000 in July of last year. There were 324 sales from 993 listings with an average of  66 days on the market.

In Longmont, the median price dropped to $370,000 in July compared with $377,500 in June, but was more than $340,365 in July of last year. There were 113 sales from 244 listings.

The median price is Estes Park in July was $396,000, down from the year’s high of $500,000 in June. There were 24 sales from 195 listings with an average time on the market of 86 days.
