Office building bought in 2007 for $5.5M, sells for $2M 10 years later

WINDSOR — Chief Cornerstone Properties LLC has purchased a two-story office building in Windsor for $2 million, well below the $5.45 million the sellers paid for it in 2007, according to Larimer County public records.

The 14,000-square-foot building at 4650 Royal Vista Circle was the former home of Guaranty Bank. It is near the intersection of Interstate 25 and Colorado Highway 392.

Most of the building had been occupied by Peak Veterinary Specialists & Emergency Hospital before the business closed in 2015. At the time, the building was owned Michael Maxwell, Dan P. Maxwell and SG Maxwell and Sons Ltd. At present, the building has one tenant, Elevations Credit Union, which occupies 5,178 square feet of space on the second floor.

Chief Cornerstone Properties, the new owner of the building, is registered to Ryan Michael Behm and Taneal Jane Behm of Windsor, according to Secretary of State documents.

Neither the Behms nor the Maxwells could be reached Thursday for comment.

Greg Roeder and Josh Guernsey, partners at Waypoint Real Estate, represented the Maxwells, and Ron Young of Re/Max Alliance represented Cornerstone Properties in the transaction.
