Developers propose City Park Flats apartments near Boulder airport
BOULDER — A local real estate development group wants to build City Park Flats, a 70-unit apartment complex next to the Boulder Municipal Airport and near Valmont City Park that would be priced for middle-income residents.
Airport Adventures LLC, managed by Kyle McDaniel of Four Star Realty Inc. in Boulder, has the 2.6 acres of vacant land owned by the city under contract and hopes to close the deal by March 30. McDaniel is one of the investors in the project.
The land is at 3289 Airport Road and is southeast of Hayden Lake. The property is adjacent to a mobile-home park to the west, the Boulder Municipal Airport to the north and Boulder County buildings to the east. Developers plan to make 45 percent of the land open space.

McDaniel said the group plans to build a mix of one-, two- and three-bedroom apartments in five buildings that could be rented or possibly sold as individual units.
“These won’t be luxury apartments, but views and proximity to Valmont City Park will make them appealing,” McDaniel said. The apartments will range in size from 700 square feet to 1,100 square feet, with rental rates ranging from $1,100 for one-bedroom apartments up to $1,800 to $2,000 per month for three-bedroom apartments.
The proposal indicates that there would be 37 one-bedroom units; 29 two-bedroom units and four three-bedroom units. Sixty-seven one-car garages would be integrated in the structures; plus 18 standard and four handicapped spaces would be included.
McDaniel was involved in recent development projects in Boulder, including The Broadway Brownstones, a luxury townhome project in central Boulder, and the Goose Creek Condominiums, 36-unit condominium project at 29th and Bluff streets.
