Developers propose 151-home neighborhood for north Fort Collins

FORT COLLINS — Developers have submitted concept plans to the city of Fort Collins for a proposed neighborhood on the north edge of town that would include 151 single-family homes clustered together on a 77-acre piece of property.

Jim Birdsall of Berthoud-based TB Group filed the plans for the southwest corner of East Douglas Road and Turnberry Road. Crystal Cove Development LLC, an entity in which Northern Colorado developer Jon Turner is involved, owns the land, according to Larimer County records.

Birdsall could not be reached for comment.

The property is zoned Urban Estate, which offers developers a couple of options when building homes there. Lots must be either a half-acre each or larger. Or homes can be clustered together so that at least 50 percent of the development is dedicated as open space.

Few specific plans on the homes themselves are specified in the plans for the neighborhood, dubbed Country Club Reserve. But the documents and an included sketch do indicate that developers are going for the clustered approach with smaller lots, three entrances to the neighborhood off of Douglas Road and several homes backing to open space. Lot sizes will be roughly 55 feet by 110 feet each.

The site does contain four oil wells, though it appears those would be incorporated into the open space.

Fort Collins planner Clark Mapes said the city has provided some feedback to the developers about desired improvements to be made to Douglas and Turnberry roads. Mapes said he is unclear of developers’ desired timeline for the development. Concept reviews are a preliminary stage that allow developers to get feedback on proposals from city staff before filing a more formal application with the city.
