Neenan breaks ground on Louisville rehabilitation center

LOUISVILLE — The first skilled rehabilitation facility to be built in Louisville is expected to be open in spring 2016, its developers say.

Ground was broken earlier this month for Flatirons Health and Rehabilitation, 1107 Century Drive, which will provide short-term skilled nursing as well as physical, occupational and speech-therapy services in a 44,000-square-foot, two-story facility. Upon completion, the project will include 48 private patient rooms, lounges, two dining rooms, in-house therapy, a chapel and an administration area.

The Neenan Co., based in Fort Collins, is the design-build partner for the $12 million project, which will be the first facility in Colorado for its client, Wichita, Kan.-based Physicians Development Group.

About 76 people will be employed at the facility, according to a PDG media release, including nurses, speech therapists, occupational therapists, physical therapists, social workers, nursing and medication aides, and dietary and environmental-services staff. PDG estimates the initial annual payroll at more than $5.1 million.

“A great deal of architectural focus was to design the building aesthetically to look like single-family homes and have an interior that is rich with colors and textures that are reminiscent of that environment,” said Fred Hermes, who owns Physicians Development Group along with Matt Lillie and Dr. Greg Lakin.

“PDG essentially partners with local medical professionals to design and build senior-care facilities including skilled nursing, assisted living, ‘home plus’ and independent living,” Lillie said in the PDG release. “We have been actively looking at the Denver area and are excited about providing exceptional care and continuing to develop great working relationships with the local medic al providers.”
