Link N Greens under contract

FORT COLLINS – One of the largest infill opportunities in Fort Collins – the 100-acre Link N Greens golf course property – is now under contract.

NewMark Merrill Mountain States recently put the property under contract but does not plan to close on it for an extended period time. Alan Ginsborg, director and principal of NewMark Mountain States, hopes to use that time to gather input from community stakeholders to determine the best future use for the site. The Link N Greens property is located between Lincoln, Lemay and Riverside avenues and Mulberry Street.

“Maybe (the long contract period) is a different approach, but we did it in a deliberate way,” Ginsborg said. “I live here. I want this to be a project everyone in our community, including myself, can be proud of.”

Ginsborg said he’s been aware of the Link N Greens property and the unique opportunities it presents for several years but is going into the planning process with a blank slate. Ginsborg is “doing homework” on the property now, including getting to know the dynamics of the neighborhood, as well as the physical attributes of the land.

One of the property’s key features is that the Poudre River rolls through it. With that in mind, Ginsborg hopes to engage all of the local stakeholders in planning for the property.

The contract comes after several years of trying to sell the property. Rich Shannon, the broker representing the seller, explained that Link N Greens ownership is made up of a large group that purchased the property as an investment.

“When they developed the golf course, they looked at it as an interim use,” he said, adding that now that the group is of retirement age or older, they are looking to recoup their investment. “The sellers are all longtime Fort Collins residents and are appreciative that a local developer who understands the community values is trying to build a project that will be something the community will be proud of.”
