New spec facility going up in CTC

LOUISVILLE — One of the largest new spec buildings to be built in the Colorado Technological Center is seeking tenants of 18,000 square feet and up with an anticipated completion date planned for this summer.

The $7.2 million project, designed primarily for manufacturing, light industrial and R&D space but with some office space, is being developed by Etkin/Johnson Development Group, a partnership between Etkin Equities and The David Johnson Group Inc.

No tenants have been announced for the new facility, but Ron Roberts, in charge of marketing with The David Johnson Group, says they are close to signing a 50,000-square-foot tenant. Lease rates are expected to run in the $8 to $12 range.

The team also is partnering with Louisville developer Chuck Bellock and the Boulder-based Community Development Group on a five-year plan to develop nearly 200 acres of land in the CTC.

Jon Lee, executive v.p. with Community Development, said land parcels could be sold individually, new spec buildings may be built or build to suits could be developed.

A second 50,000-square-foot spec building, which could be divided for smaller 2,000 to 5,000-square-foot tenants, is expected to break ground in about two months, Roberts said.

The building now under way, called CTC Building #1, will offer 24-foot-high ceilings, with 21 dock-high doors and two drive-in doors. DSP Builders is the general contractor with Hurst & Associates the consulting engineers. Key Bank financed the project.
