Here’s a look at new housing developments coming on-line in Boulder County.
Erie continues to be a hot market, especially the area around County Line Road and 119th Street.
Kenosha Farms, which will be developed by Melody Homes, submitted its preliminary plat to the Erie town government in December. According to Melody’s Vice President of Forward Planning Jim Ferraro, the homebuilder expects to break ground in June on 280 single-family homes.
Ferraro says 226 of the homes will be on 6,000-square-foot lots, 26 on 12,000-square-foot lots and 28 on one-acre lots. Price range is from $140,000-$180,000.
The development will be located on the south sides of County Line Road and 119th.
At the southwest corner of 119th and Isabel, models are under construction at Orchard Glen, with presales set to begin in late January. Ryland Homes is the sole builder in this 76-home subdivision.
According to Marketing Coordinator Leslie Kramer, the single-family homes will be priced in the high $180,000s, capping out at around $220,000. Floor plans range from 1,814 to 2,600 square feet.
Construction is expected to start in January on semi-custom homes in Lafayette’s Grey Hawk development. According to Kent Hogan, vice president of McStain Enterprises, 29 homes in the upper $200s will be built on the parcel north of the farmstead on 95th Street, adjacent to the golf course.
McStain will build a third to a fourth of the homes, Hogan says. Other builders have not yet been determined.
The final filing of Longmont’s Rainbow Ridge subdivision went before the planning and zoning commission in November. Developer Dale Bruns of Bruns Concrete and Construction Inc. hopes for a spring approval and groundbreaking.
Rainbow Ridge, located south of Pike Road and east of Ridgeview Drive, has a total of 103 custom homes in the $250,000-$350,000 price range. The final phase is 11 homes on 6.1 acres.
Thistle Community Housing’s Buena Vista affordable housing project is on line to receive final approval from the city of Boulder in January, with construction beginning in February.
The 56-unit housing project will feature 49 duplexes, triplexes and townhomes that will be earmarked for permanently affordable housing, restricted to people who earn between 50 percent and 80 percent of the area median income. There will also be seven single-family houses.
Project Manager Joanne Brothers says there’s a list of about 500 people interested in buying the units, but the door is not closed to new applicants.
The first units at the 3.6-acre site at 17th Street and Yarmouth Avenue in North Boulder should be ready for occupancy in July or August. Build-out is slated for February 1999.
