REAL ESTATE: Denver broker markets new Weld business park
GREELEY — A portion of the 265 acres that make up the Greeley-Weld Airport Business Park now is being actively marketed by Don Saavedra, a Denver commercial real estate broker with Saavedra Real Estate Services Inc."We˜re in the beginning stages of sales and marketing," he said.
Saavedra is marketing 64 acres of privately owned land in the business park. Much of the remaining land is being handled by the airport authority, headed by Mike Reisman. Bill Argo of the Greeley/Weld Economic Development Action Partnership Inc. also is involved.
The business-park plan was adopted early this year to bring together several public and private landowners near the airport and present them as part of a singular business park.
The airport authority now is working with the city and county to standardize zoning of the land. When the park was established, 34 existing buildings were folded in. Existing uses include industrial, commercial, aviation and agricultural uses.
Reisman said water and sewer-main services are in place, and noted that the business park is just three miles east of downtown Greeley.

"We see the development of apartment housing as a way of extending the mission to additional seniors in the Greeley area," said Art Hess, Bonell administrator.
The new units will cater to retirees who want to enjoy an active lifestyle with support services available on an as-needed basis. Monthly rents will cover one meal per day, weekly housekeeping and scheduled transportation services.
Earlier this year, center officials completed a comprehensive market analysis that pointed to a need for additional senior services in the Front Range. The study also supported a strong desire for independent living services similar to those that Good Samaritan has developed at Bonell and in other locations throughout the country.
The new complex will be financed partially by the Lutheran Brotherhood, the first joint venture between the Good Samaritan Society and Lutheran Brotherhood. The Bonell campus was chosen in part because of the center˜s reputation as a premier health care provider in Northern Colorado.Phoenix franchise comes northFORT COLLINS — Ted Mares, a former Re/Max Advanced Inc. agent, and wife, Kelley, are opening the first Realty Executives office in Northern Colorado at 208 S. College Ave.
Called Choice City Real Estate, their business will focus on all types of residential real estate. A commercial agent also will added, Mares said.
"Opening our own office was our five-year goal," he said.
Indeed, the couple is right on track. Ted was licensed as a broker in 1992 and spent 2 1/2 years at Coldwell Banker Everitt & Williams Real Estate and 2 1/2 years at Re/Max.
Realty Executives was founded in 1965 in Phoenix and originated the 100 percent concept. That means agents pay a desk fee and keep 100 percent of their commissions. The company began franchising outside of Phoenix in 1987 and now has 512 offices.
As of early this year, there was only one or two Realty Executive offices in Colorado. Now, there are two in Denver, and one each in Boulder, Vail, Colorado Springs and Fort Collins.
"Currently, we have four agents signed on to our office," Mares said. "We have room for 15.
"We have very attractive commission programs and home-office opportunities," he added.
