Developers plan northeast office, retail project

FORT COLLINS – A scarcity of retail and office opportunities in northeast Fort Collins has prompted three developers to construct a 10,500-square-foot project at 1033 Conifer St., east of Sandy’s Convenience Store.

Called Lindenwood Commons, 2,500 square feet of the building is dedicated to executive suites called Conifer Executive Suites.

“We’re talking to individuals who want to network with others,´ said Doug Andersen, one of the partners and agent with Coldwell Banker Everitt & Williams. “The synergy of it could spin off to benefit all who are involved.”

As for retail, Anderson is working with an upscale Tex-Mex restaurant spun off of an existing Vail eatery. Other potentials include a dry cleaner, video store, Edward D. Jones office and similar businesses.

“We’re trying to create a place for the services that people who live up here need,” Andersen said. “The northeast is kind of its own market.”

He cited demographics showing that approximately 10,000 people live north of Mulberry Street and east of College Avenue. Many of them are affluent, residing near the Fort Collins Country Club and Lindenmeier Lake.

Andersen’s partners are Fort Collins residents Tom Reznik and Doug Hitchens.

The three expect to invest $800,000 to $900,000 in the building. It should be ready for tenants by the end of August.
