New development sprouts up along 287 in Loveland

LOVELAND – U.S. Highway 287 just north of Loveland is about to undergo a change, as several parcels on the northwest corner of 287 and 50th Street recently were sold. Two new projects soon will be under way, and a third already has begun.Porter Industries Inc., a well-known janitorial service in Northern Colorado, has broken ground on a new headquarters that will replace its current location at 418 E. 4th St.
Porter Industries will be just north of the recently completed building for Foundation Engineering Consulting Engineers Ltd.
Closer to the intersection, a parcel was sold to Scott Richardson of Greeley, where a car wash reportedly is planned for the site, along with an office building.
A site next to Richardson property will be home to Sun Yi’s Academy of Tae Kwon Do.
All the property is in Larimer County but was subject to Loveland’s review and guidelines because it is completely serviced by the city.
Across the street on the east side of U.S. 287, plans are moving along for Windsong, a 26-acre neighborhood shopping center that will be anchored by a 50,000-square-foot to 60,000-square-foot grocery store.
The Windsong property, already annexed to Loveland, now is in the platting process with the city, which essentially will carve out the size of the project.
Last year, King Soopers reportedly was looking at the site, but that chain now is under contract at a shopping center planned for First Street and Taft Avenue. Now, Steele’s Market and Safeway both have considered the north Loveland location.
Additional in-line retail is planned at the site, along with another 15,000-square-foot to 20,000-square foot anchor.
Ken Merritt, vice president of Landmark Engineering Ltd. of Loveland, a planning and architectural firm associated with the project, said development of the retail center hopefully will be under way this year.
However, the California-based landowner still is seeking a developer for the site. More building planned in Loveland
LOVELAND – Denver Place, a new office and shopping center, is under development at the southwest corner of U.S. Highway 34 and Denver Avenue here.
Destined to be a major intersection in east Loveland, Highway 34 and Denver Avenue also hosts a 17-acre mixed-use site ready for development and another eight acres set for office or retail users. Already, Mann Theaters has constructed a popular 12-plex theater that draws from around the region.
Plans call for the Denver Place project, also eight acres, to sport three office buildings. Two will be 15,000 square feet and the third 10,000 square feet.
In addition, said listing agent Eric Holsapple of Moore & Co. Commercial, a hotel and gas station will be constructed. Lodging in east Loveland has been sparse. Last year, however, the tide began to turn as Hampton Inn completed a hotel at the Rocky Mountain Factory Stores at Highway 34 and Interstate 25.
Likewise, there are no fueling choices between the interstate and interior Loveland for thousands of daily commuters along Highway 34.

FORT COLLINS – The C.C. Forrester Block Building at 200-204 Walnut St. now belongs to Dave Veldman and Mitch Morgan of Veldman Morgan Commercial.
The two, who have deep roots in historic renovation and downtown Fort Collins, plan a full facade as well as structural and interior restoration for the property.
Eventually, retail users, and possibly a restaurant, are expected in the main level. The upper floor will become professional office space.
Morgan and Veldman recently renovated the historic Linden Hotel and added a third floor to the adjacent Loomis building.Affordable homes becoming reality
EVANS – A notable project is under way to provide affordable housing along the northern Front Range.
A franchise operation called Beehive Homes, aimed at the elderly market and those in need of assisted living, recently completed its first project in the area. The local franchise, Beehive Homes of Colorado, is owned by Jay Seaver and Lifestyle Homes owner Dave Clarkson.
Beehive Homes feature family-style living in a residential setting for those who do not require full-time nursing care. The homes are planned for eight to 10 residents with individual bedrooms and bathrooms, yet the socialization of a group lifestyle.
Twenty-four-hour supervision is included, along with meals, housekeeping, laundry and activities.
Seaver and Clarkson own a seven-county franchise that includes Larimer, Weld, Boulder, Morgan, Jefferson, Adams and Arapahoe counties. Approximately 100 homes are planned during the next three to five years.
The first Beehive Home opened in November at 1805 32nd St. in Evans. A second was to be completed last month at 1725 32nd St., and construction has begun on a third home at 1102 Fourth St. in Fort Lupton. It should open next month.
Additional sites in Fort Morgan and Greeley are going through the planning and zoning process. Seaver and Clarkson own land in Loveland, Berthoud and Windsor, where they intend to build Beehive Homes later this year.Stoner switches companies
FORT COLLINS – A case of too many chiefs has led to a change at a well-known property management firm here that already underwent a facelift recently.
Poudre Property Services Inc., formerly Foxfire Property Management, now is owned solely by Robin and Christian Bachelet, with longtime Fort Collins real estate and political figure Ed Stoner remaining on a contractual agreement to assist the business.
Stoner, who had been president of the company, now is the on-site manager at Old Town Square Properties, which manages more than 102,000 square feet of office and retail space in downtown Fort Collins.
Old Town Square Properties is owned by Brian Soukup, who originally founded Foxfire Property Management. Stoner and the Bachelets bought out Soukup last year and changed the firm’s name to Poudre Property Services. Foxfire at one time managed all of Soukup’s Old Town Square property.
Stoner said he originally had not intended to sell his share of Poudre Property Services, but that over a period of months it became clear that management there should narrow.
His renewed alliance with Soukup seemed natural.
“I always enjoyed taking care of Old Town,” Stoner said. “Now I’m on-site all the time managing the leasing aspects of Old Town Square.
“They really needed someone on-site,” he added. “I can show property immediately and handle any problems immediately.”
Stoner also is managing other Soukup properties, including 240 apartment units scattered in seven complexes around Fort Collins and a 200-unit complex in Leadville.Landings Office Park taking shape
FORT COLLINS – One of the city’s newest office complexes is under construction on Boardwalk Drive between JFK Parkway and Landings Drive.
Seven buildings are planned by developer Jon Prouty and his Lagunitas Co. Of that, two are under construction, and work on a third will begin this spring. Larry Stroud and Julia Cranmer of Miscio & Stroud Inc. are marketing the project.
One under construction is a 6,110-square-foot building that will be owned and occupied by Matrix Investment Corp. The second building of the same size will be partially owned and occupied by Stress Management & Family Counseling. The rest of that building will be owned and occupied by Tom Gates, a certified public accountant.
Prouty and his company will take space in the project that breaks ground in a couple of months. And Esfandiar “Essie” Shahmardian, a Fort Collins-area business owner, will occupy some space in yet another building. Another entire building is under contract to a single user.
“This meets a market need that is pretty specific,” Stroud said. “It is ideal for the small market user.”Country Meadows in third phase
WINDSOR – Country Meadows, across from Ptarmigan Golf Course here, has entered its third phase, with 50 lots ranging in size from 17,000 square feet to 25,000 square feet, all with sweeping views of the Rockies.
The project has three selected builders offering several custom and semi-custom floor plans. Housing starts at $195,000.
A 4.5-acre open-space parcel includes a 2.5-acre lake.

Drs. Roy Shore and John Mills of Greeley purchased 3208 W. Eisenhower Blvd. in Loveland fron Dana Geyer as investment property for $360,000. The building houses the popular Summit Restaurant. The purchase included 1.4 acres of surrounding land. Dan Stroh of Stroh & Co. Realty & Auctions Inc. and Chris Wells of Veldman Morgan Commercial brokered the deal.
The Mandarin Restaurant business at 1720 W. Mulberry St. in City Park Plaza has been sold to Ying Quan Liang. The new owner plans to continue the same tradition of quality and service. Dan Bernth of Veldman Morgan handled the transaction.
A group of investors has purchased 1532 E. Mulberry St., Units A and B, in Fort Collins. The two office condos sold for $60,000 and will be leased to Electrolux Corp. Dan Bernth of Veldman Morgan handled both the sale and the leasing transaction.
The 14,600-square-foot Moovies building at Park Central Retail Shops sold to an out-of-state investor for $1.25 million. Moovies is a national video-store chain with a seven-year-lease on the majority of the building. Chris Wells of Veldman Morgan handled the transaction.
A group of six condominiums at the Pier Condo Project recently sold for $310,000. Chris Wells of Veldman Morgan handled the deal.
The Kramer Auto Body building at 300 N. Howes sold recently for $350,000 to an investor. The 6,500-square-foot building will continue to house the business in a sale-leaseback transaction.
