Coldwell Banker, Steele’s to anchor new development

FORT COLLINS – A new office and retail project at the Centre for Advanced Technology likely will house a new building for Coldwell Banker Everitt & Williams, a new Steele’s Market and other office and retail projects.Currently dubbed Market Centre, the undertaking will be developed by The Everitt Cos.

The project is planned near the corner of Drake Road and Worthington Circle, west of the recently completed Allnut Funeral Service building.
Gus Williams, president of Coldwell Banker Everitt & Williams, said planning still is in the early stages for his company’s new complex.
“We’re going to do about 12,000 square feet,” he said, “but we don’t know if it will be a single-story or two-story.”
The building will replace the company’s current location at 2900 S. College Ave. The 1100 Haxton Drive facility will remain.
“It’s all about having a more efficient real estate office,” Williams said. “We have about 14,000 square feet now, but it’s on four floors. We feel we can better serve our agents and offer them better support services (in a new facility).”
Vaught Frye Architects will design the building, and Drahota Construction Co. is the general contractor.
Williams anticipates that 65 to 70 agents will operate out of the new building, basically the same number as in the current College Avenue location.
He is hoping for city approvals by mid-year, a summer groundbreaking and completion before Christmas.
Additionally, Steele’s Market is moving ahead on its plans for a 70,000-square-foot grocery store in the development that will replace its current location at Foothills Parkway and College Avenue.
That building recently was placed for sale, conditional on approvals being granted at the new site. Asking price is $4.3 million.
Russ Kates, president and chief financial officer of Steele’s Markets, said the project goes before the planning commission in late February or early March.
The new store will have more emphasis on “heat and eat” foods, he said, commenting on the trend in grocery stores to provide “grab and go” foods to accommodate busy lifestyles.
Additionally, customer’s favorites will be included – the deli, cleaners and sit-down eating space.
MacMillan said three to five other professional office buildings are planned for the site. They likely will range in size from 5,000 square feet to 12,000 square feet and be marketed in part to medical professionals. MacMillan noted that the Fort Collins office market lends itself to smaller, local businesses that prefer to own their office space. This project is aimed at filling that need.
Additional retail projects will be developed along Worthington.
“We’re looking at approximately 30,000 square feet,” MacMillan said.
About one-third of that may be attached to the grocery, while the remainder could be constructed in two buildings. Potential tenants include restaurants and convenience retailers.
Macmillan said a great deal of interest already has been expressed in the projects by potential tenants.ÿ
