Zayo’s Dan Caruso buys Denver metro’s highest-priced home for February

For the third month in a row, the highest-priced home sale in the Denver metro area took place in Boulder.

The 7,447-square-foot home at 2300 Iris Ave. sold for $4.9 million in February, according to a report released Tuesday by Coldwell Banker Residential Brokerage.

Daniel P. Caruso, co-founder and chief executive of Zayo Group in Boulder, purchased the property from the Hoge Family, according to public records. The two-story home has 12 bedrooms, six baths and sits on 6.4 acres. The home, built in 1959, was listed for $5.2 million.

The most expensive sale in January was a 3,100-square-foot home in Boulder that sold for $2,375,000. In December, a three-bedroom, four-bath, 4,400-square-foot home in Boulder sold for $4.4 million.

Luxury homes sales in the Denver metro area jumped more than 46 percent in February compared with a year ago while median sale prices edged higher. The report is based on Multiple Listing Service data of all homes sold for more than $1 million last month in the metro area.

Sixty-three luxury homes sold in February, up from 43 in February of 2014. High-end home sales were also up from January’s 49 transactions.

The median sale price of a luxury home last month was $1.39 million, up 2.6 percent from a year ago when it stood at $1.26 million. The median price in February was also up from January’s $1.25 million.

“We have started to see some more inventory gradually coming on the market, which is providing some welcome relief for buyers who have been frustrated by so few listings,” said Chris Mygatt, president of Coldwell Banker Residential Brokerage, in a prepared statement. “February’s results are encouraging as we head into the spring home-buying season.”

Denver had the most million-dollar sales with 14, followed by Boulder with 10, and Cherry Hills Village, Greenwood Village and Longmont with three each.

Homes sold in an average of 123 days on the market, up from 117 days a year ago and 97.8 days the previous month.

Sellers received an average of 95 percent of their asking price, the same as a year ago and down from 96 percent the previous month.
