Work begins on West Grange project in Longmont

LONGMONT – Boulder-based Markel Homes has begun infrastructure work on West Grange, one of the largest new residential developments in southwest Longmont.

West Grange has been approved for a build-out of 599 homes on 126 acres. It will join Longmont’s development plans for its 29-acre Dry Creek Community Park, featuring ball fields, tennis and volleyball courts and an 18-hole disc golf course.

In 2014, four multiuse sports fields will open. Although not yet funded, Longmont also would like to build an 80,000-square-foot recreation center there.

Located on the southeast corner of Nelson Road and 75th Street, West Grange backs up to hundreds of acres of Boulder County open space. Current plans call for about a 50/50 mix of single-family and multifamily homes.

The first of four planned phases for the project, 90 single-family and duplex homes, will be built on 28 acres. Markel is partnering with Phoenix-based Meritage Homes, which has been active in the Northern Colorado region. Meritage initially will build about 90 single-family homes priced from $400,000; Markel will build duplex homes priced $350,000 to $400,000.

Michael Markel, president of Markel Homes, said West Grange has been years in the planning process. “We’re pleased to be under way on this new neighborhood that will appeal to a diverse set of homebuyers, from empty nesters to first-time buyers and young couples with children,” he said.

Longmont plans to build a 10-acre neighborhood park in West Grange on land dedicated by Markel. Several other pocket parks are planned throughout the project.

West Grange is close to Eagle Crest Elementary School, Altona Middle School and Silver Creek High School.

West Grange is one of Longmont’s last “big pieces of land for residential development,´ said Joni Marsh, development services manager for the city of Longmont.” In addition to being so close to new recreation areas, the project is “very walkable to schools,” she added.

Markel said, “If the market continues to show the health and strength we’ve experienced this year, we could expect build-out in five to seven years.”

Markel Homes recently launched new neighborhood projects including Kalmia38 in Boulder, phase II of the North End neighborhood in Louisville and Prospect New Town in Longmont. Markel also has been finalizing sales in several projects including Dakota Ridge Village in north Boulder and Lyons Valley Park.
