Wiens Capital Management revving up second Arista office building

BROOMFIELD – A Wiens Capital Management official said Tuesday that the company will soon pull permits for a five-story, 82,000-square-foot retail and office building in its Arista development, with hopes of breaking ground in April or May.

The building will include 12,000 square feet of retail space on the ground floor with office space above. Senior project manager Joe Zepeda said that WCM has already lined up a tenant that will lease all of the office space. He declined to disclose the tenant’s identity.

Zepeda said his company is hoping for a June 2016 completion for the building, which will sit at 8181 Arista Place. That’s next door to another large office building that houses the headquarters for Famous Brands International and Craftworks Restaurants and Breweries, among other businesses. Gkkworks is the architect on the project and Pinkard Construction is the contractor on the $13 million project.

The new building will be the latest project to break ground at the 200-acre Arista site that sits east of Wadsworth Parkway and on the south side of U.S. Highway 36. Four significant projects are under construction now, and by June eight should be underway. Counting the projects under construction now, Zepeda said Arista is around 55 to 60 percent built out.

“We’ve got some good momentum going onsite,” Zepeda said.

AMLI Residential and Davis Development have a combined 398 apartment units underway, while Century Communities is building 92 townhomes. In addition, work is being done to complete Destination Drive, which runs north and south through the development.

Texas-based Adeptus Health, meanwhile, is expected to break ground this month on a 52-bed hospital at the north end of Arista. That’s in addition to the WCM office building, a new park behind Children’s Hospital’s facility, and a major water line on the north end of the development that will all be under construction in coming months.

Zepeda said the next steps for Wiens Capital Management will include projects on 45 acres in the northwest portion of Arista that are earmarked for commercial retail. An extended stay hotel is also a possibility. And Zepeda said he believes there’s a strong possibility that his company will soon find a user for a 10-acre parcel within the development reserved for a corporate campus.

“What we’re seeing is in this corridor there is a lot of activity for corporate campuses,” Zepeda said. “So we’re really thinking we’re going to have the opportunity to chase one of those on this particular parcel.”
