What you get for $6 million: Privacy of spacious property with proximity to city bustle

BOULDER — People looking for property in this high-end price range tend to want the feel of living in the mountains or in spacious areas without the maintenance that comes with either, according to a local broker.

“People want to feel like they live in Colorado — they like the idea of acreage — but they don’t want to have to spend time driving around on a tractor to take care of it,” said Candace Loving, real estate broker with Colorado Landmark Realtors. “Having peaceful privacy without the bustle of downtown without being far away from it is an appeal.”

Adding low maintenance for the house into the package ups the attractiveness for a property.

“It’s a challenge in Boulder County for premium estate lots because not everyone wants the oversized houses,” Loving added. “People are looking for more efficiency and less maintenance.”

She summarizes the interests of potential buyers in the high-end market as looking for luxury, accessibility, technology availability, efficiency, proximity to what’s going on and being part of a community.

Loving refers to the property at 4651 Eldorado Springs Drive in Boulder as a good example.

Beck Building Co., one of the companies given the LUXE Interiors + Design 2014 Gold Award, built this house and does a quarterly sweep through it to make sure the house stays in tip-top condition.

“Also, one person, empty nesters or young families could live there because it’s elegant but not oversized and has so much open space around it,” she explained. “Plus it has great Internet and makes you feel like you’re in the mountains while still being just 10 minutes from Pearl Street.”

Tips for sellers in this $6 million market include realizing the risk factors buyers are willing to accept, according to Loving.

“They want to know it’s a safe investment – high-end buyers are really looking for value – the Blue Chip Stock. They know what good construction is.”

Knowing that the property was not impacted by the 2013 flood, and that views will not be blocked by new construction in the future are equally important.

A lot of potential buyers for homes in this price range tend to be from out-of-state. “They’re the kind of people who can afford to live in Vail or Aspen but they want a year-round lifestyle.

“They want the wholesomeness of Boulder, the open space and the proximity to the mountains and to downtown,” Loving added. “They aren’t moving here to become cattle ranchers.”
