Texas investor buys land for urgent-care center in Fort Collins

FORT COLLINS — A commercial property investor from Texas has purchased an acre of vacant land along S. College Avenue in Fort Collins where he and a group of doctors want to build an urgent-care facility.

Mansoor Virani of Sugar Land, Texas, through the entity Colorado EC Land LLC, paid $490,000 for the 1.18-acre parcel at 4868 S. College Ave. from Loren R. Snyder. The site is two blocks south of Harmony Road.

Virani and a group of doctors that wants to remain anonymous, hope to build a 7,000- to 10,000-square-foot medical building and offer urgent-care and possibly physical rehabilitation services, said Bill Reilly, a Realtor with Sperry Van Ness/The Group Commercial LLC who listed the property on behalf of Snyder. He said the actual size of the building will be determined after Virani submits concept plans to the city and receives feedback from the planning department.

Reilly said Virani’s son, Ray Virani, will head the urgent-care center and oversee two other similar medical buildings they hope to build in the Denver area, where they are in the process of buying land. The Virani’s have a site under contract in Centennial, Reilly said.

The name of the center and whether or not it will be affiliated with a brand health-care provider is unclear at this time. Neither John Maragon of Buell & Co., who represented the buyers, nor the Viranis could be reached for comment.
