Tebo Properties plans retail center in Louisville

LOUISVILLE — Boulder-based Tebo Properties Inc. is planning to redevelop the former Alpine Lumber yard into a retail center at 1055 Courtesy Road in Louisville.

Tebo will convert the 3.9 acre industrial property into DELO Plaza that will have about 13,000 square feet of retail space for multiple tenants and two standalone drive-through buildings totaling 8,000 square feet, plus about 140 parking spaces.

The property, which needs to be rezoned from industrial to commercial uses, fronts Colorado Highway 42 and is bound by Short Street to the north and South Street to the south. The land, owned by Tebo since 2000, is within Louisville’s Highway 42 Framework Plan and consists of “blighted” properties that are no longer eligible for industrial uses, according to a document submitted by Tebo Properties to the city of Louisville’ planning department.

The property is adjacent to the southeast end of Downtown East Louisville, or DELO development. The venture is a $50 million project that includes 244 town homes, apartments and condominiums along with 12,000 square feet of retail and office space on 9.2 acres. DELO will be connected to downtown Louisville via an underpass below the railroad tracks being constructed in partnership by the city and the Regional Transportation District.

James Dixon with Tebo Properties said Monday he hopes to receive an OK to proceed from the city council by February and start construction soon after.
