Mental Health Partners pays $5.9M for Lafayette building, plans to move execs

LAFAYETTE — Boulder-based Mental Health Partners paid $5.9 million recently to buy the office building at 1455 Dixon Ave. in Lafayette, where the organization plans to move its executive and administrative offices over the coming years.

Mental Health Partners, which has more than a dozen facilities in Boulder and Broomfield counties, is a nonprofit organization that provides mental-health and wellness services, as well as substance-abuse services, to people regardless of their ability to pay.

Communications manager Barbara Darling said the organization anticipates a mixed-use for the facility, one that will also include services as Mental Health Partners looks to provide more access for a growing Lafayette community.

The transition will likely take a few years as Mental Health Partners waits for the leases of existing tenants of the 37,000-square-foot building to expire. The building is 100 percent leased by roughly a dozen tenants, a list that includes Noosa Yoghurt, Adult Care Management, Life Care at Home of Colorado and CRM Culture. The existing leases have anywhere from one to five years remaining, with some that have options to extend out even further.

“I imagine it’s going to take several years to have (the transition) happen fully,” Mental Health Partners vice president of administration Rachel Lee said.

Mental Health Partners’ executive and administrative offices are currently at 1333 Iris Ave. in Boulder, where the organization leases a pair of buildings from Boulder County. Lee said the Lafayette purchase stemmed from a need by her organization for more space, as well as from a similar need by the county to provide more public health and special services at the Iris campus. Lee said Mental Health Partners will continue to provide some services at the Iris location.

Mental Health Partners acquired the building from Oliver and Ann McBryan, who had bought the building as an investment in 2005 for $4.75 million. Scott Dale of Scottsdale Properties represented the seller in the deal, and Chris Boston and Michael-Ryan McCarty of Gibbons-White represented the buyer. Dale had built the three-story building in 2000 before selling to the McBryans. He continued to manage the building after that sale and will do so for Mental Health Partners while tenants are still leasing in the building.
