Median sale price of homes in Boulder up; holds steady in Fort Collins, Estes Park

The median sale price for homes increased in Boulder, held steady in Fort Collins and Estes Park and declined in other cities in the region during October, according to a report released Thursday by Loveland-based Information Real Estate Services Inc.

The median sale price for a single-family home in Boulder increased to $818,000 on 76 sales, up from $762,500 on 44 sales in September. The average number of days on the mark in Boulder during October was 66 days, up from 55 in September. Its high for the year came in March at $850,000 on 61 sales.

In Estes Park, the median sale price maintained its yearly high of $387,000 during October for the second consecutive month. Twenty-seven homes were sold in October, compared with 30 in September. The average number of days on the market in Estes Park during October was 200 days, up from 119 days in September.

In Fort Collins, the median sale price held steady at $315,000 on 218 sales in October compared with $315,000 on 285 sales in September. Its high for the year came in June at $342,250 on 330 sales. Average number of days on the market in Fort Collins during October was 83 days, up from 74 days in September.

In the Greeley/Evans market, the median sale price in October was $228,000 on 198 sales, a slight decline from its yearly high of $230,000 on 203 sales in September. Average number of days on the market in Greeley/Evans during September was 72 days, up from 67 days in September.

The median sale price in Longmont decreased to $300,250 on 116 sales in October compared with $308,000 on 108 sales in September. Its yearly high of $334,000 came in July on 120 sales. Average number of days on the market in Longmont during October was 52, down from 55 in September.

The median sale price during October in the Loveland/Berthoud market was $312,550 on 201 sales, down from $316,614 on 205 sales in September. Its yearly high of $325,000 on 217 sales came in August. Average number of days on the market in Loveland/Berthoud during October was 75, up from 70 in August.
