Law firm proposes 3-story office building near Fort Collins’ Old Town

FORT COLLINS — A law firm wants to build a three-story office building on a site that currently has a single-family home at the edge of Old Town in Fort Collins.

Cline Williams Wright Johnson & Oldfather LLP wants to replace what it calls an “unsightly and dilapidated” home and a small shed on a 7,000-square-foot lot at 215 Mathews St., with a 9,000-square-foot office building. Josh Weinberg of the city’s Preservation Planning department said the existing home is not eligible for landmark designation.

The law firm plans to occupy 3,000 square feet and lease the remaining space of the new building.

The law firm, based in Nebraska where it has offices in Lincoln, Omaha, Aurora and Scottsbluff, operates an office in Fort Collins at 330 S. College Ave.

The new building would be across the street from the Fort Collins Community Creative Center. Architect Greg Fisher will design the building, according to documents submitted to the city of Fort Collins planning department.

In the documents, Fisher said the design will echo the masonry arches used at the Creative Center and the building to the south and blend with the features of other buildings in Old Town.

The developers want to remove the trees, mostly Siberian Elms, on the site, but said they would meet with the city’s arborist and review the conditions and respond accordingly.

The project will include a nine-space parking lot, meeting the zoning requirements of one space per 1,000 square feet of building.

The preliminary design is scheduled for review by the city’s planning department Wednesday, April 15.
