Landmark Homes to build condos in Fort Collins

FORT COLLINS — A Windsor-based home builder has purchased four acres of vacant land in Fort Collins where it plans to construct condominiums and office space.

Landmark Homes paid $2,050,000 to Ladco Properties LLC of Fort Collins for the land at the southwest corner of Drake and Timberline roads within an area called the Rigden Farm Center.

Jason Sherrill, chief executive of Landmark Homes, said plans for the Flats at Rigden Farm, a $20 million project, call for 94 luxury condominiums with ranch-style floor plans in two- and three-story buildings, plus a 10,000-square-foot commercial building that will consist mostly of office space.

Landmark will serve as general contractor and build the project while Greg Fisher of Fort Collins and Rick Jones of NSPJ Architects in Prairie Village, Kan. are teaming on the architecture.

“It’s a transitional piece of property,” Sherrill said. “The architecture will create a modern urban look that will blend with homes on one side of the project and strip-retail on the other,” he said. The design will create a strong streetscape.”

The condos will range in size from 1,000 to 1,400 square feet with a choice of one-, two- or three-bedrooms. They will come with either attached or detached garages. The buildings will have elevators.

Sherrill believes the condos, ranging in price from $190,000 to $290,000, will appeal to empty nesters, active adults, first-time buyers and families with young children. He said plans have been working their way through the city’s planning process and expects to break ground soon.

Don Tiller and David Pietenpol, principals of Ladco Properties, before selling the property, had asked for and received two 12-month extensions of an approved final plan for eight mixed-use buildings totaling 95,000 square feet on the site, according to city of Fort Collins documents.

Russell Baker, John Baker and Cole Herk of Cassidy Turley Commercial Real Estate Services represented Ladco Properties in the land deal that closed Sept. 30.
