Inn on Fall River in Estes Park sells for $1.4M

ESTES PARK – A trio plenty familiar with the neighborhood closed last week on the $1.4 million purchase of The Inn on Fall River property in Estes Park.

Less than two miles west of downtown Estes Park, The Inn on Fall River includes 17 vacation units, including three standalone cabins and other motel-like lodge rooms – all of which are situated right along the riverbank.

A group that includes Brian Hansen, his sister Karin Dale and Karin’s husband Nate Dale bought the property from longtime owner Niels McDermott, who had contracted with others to manage the Inn.

The Inn on Fall River is next door to the Pine Haven on Fall River resort that Brian’s and Karin’s father George Hansen has owned for more than a decade.

“This opportunity came up because we had a pretty good relationship with the owner,” Nate Dale said Wednesday. “We thought about it and ended up buying it.”

The purchase meant a major move for the Dales, who had been living in Summit County. Karin was working there as a nanny and Nate in the home automation business installing things like home theater systems. Brian Hansen, meanwhile, has been living in Estes Park.

All three have been dividing their time now between The Inn at Fall River and Pine Haven, enjoying the synergies between the two as they get their new venture off the ground. While they closed on the acquisition just last week, they took over management of The Inn at Fall River for about a month before that.

Nate Dale said The Inn at Fall River has been tapping into Pine Haven’s return customer base to help bolster its own reservations this season.

“It’s really nice to be able to send them over here (when Pine Haven is full),” Dale said.

Dale said the goal for the first season at The Inn at Fall River is about $400,000 in revenue. He said the new owners so far have done some cosmetic upgrades like updating landscaping and adding some new furniture.

“Just (improving curb appeal) and making it more cozy in the units and cabins,” Dale said.
