Indiana firm plans nursing/rehab facility in Fort Collins

FORT COLLINS — Indiana-based Mainstreet Asset Management Inc. wants to build a two-story, 69,685-square-foot skilled nursing/assisted-living facility near Zeigler and Harmony roads in Fort Collins, according to city planning documents.

Mainstreet Health & Wellness Suites would serve as a transitional rehabilitation facility, servicing patients with an average stay of 20 days. The proposed building will contain 100 beds and include 100 parking spaces. Earlier this fall the company said it planned to build similar facilities in Lafayette and Colorado Springs.

The site on 6.48 acres of undeveloped land within the Harmony Technology Park campus is on the east side of Ziegler Road and south of East Harmony Road, just south of the existing Intel building and near Banner Health’s new hospital.

Ownership of the property is being transferred from MAV Development Co. in Michigan to MS Fort Collins LLC, managed by Mainstreet Asset Management Inc. The land deal is expected to close in March.

The proposed project would be built in one phase, with construction anticipated to start in April and be completed in October. The project is expected to provide 200 construction jobs. The facility will employ 120 people.

Mainstreet is being represented in the planning process by Eric Morff of St. Louis-based Cole & Associates Inc.

The company is permitting and plans to build similar facilities in Colorado Springs and Lafayette, Morff said during a neighborhood meeting in September.
