Home inventory continued to drop in February

FORT COLLINS – The number of detached single-family residential real estate listings in the Fort Collins, Loveland and Greeley areas dropped dramatically in February versus the same month a year ago, with median sale price rising.

The numbers are according to the latest figures released by IRES Multiple Listing Service.

The Loveland-Berthoud area saw the greatest increase in median sale price, from $217,390 in February 2013 to $253,950 this year. The number of sales year-to-date, however, has dropped to 183 so far this year, from 203 for the same period last year.

Fort Collins also has seen a dip in the number of sales of single-family detached homes so far this year, from 336 to 302. Median sale price in February was $250,000, up from $243,026 a year ago, with February active listings dropping 14.4 percent.

The Greeley-Evans area has actually seen a 14.9 percent increase in year-to-date sales this year, from 175 at this time last year to 201 this year. Inventory there, though, has also dropped, from 380 in February last year to 252 this year. Median sale price in February was $178,913 versus $154,950 a year ago.

Attached dwelling sales year-to-date, meanwhile, have risen in both Greeley and Fort Collins, while dropping by about a quarter in the Loveland-Berthoud area. Median sale price has risen most in that category in Fort Collins, from $146,700 a year ago to $179,251 in February of this year.
