Fort Collins dentists propose 3-story mixed-use redevelopment project

FORT COLLINS — Dentists Michael McDill and Todd Rosenzweig, owners of Alpine Dental Health in Fort Collins, have submitted a development review application with the city of Fort Collins to build a three-story multi-use building at 718, 724 and 726 S. College Ave.

The property is on the east side of South College Avenue across from the Colorado State University campus.

Alpine Dental occupies 718 S. College; while 724 and 726 are single-family homes. The proposal calls for the demolition of existing structures, according to city documents.

The new structure would be about 15,000 square feet, with approximately 6,000 square feet of Alpine Dental office space on the second floor, and six residential units that could accommodate 10 tenants on the third floor. The first floor, or ground level, would have a small lobby and 44 parking spaces tucked under the offices, said city planner Clay Frickey.

Eric White of Denver-based JoeArchitect Inc. is handling the design and leading the project through the planning process on behalf of the owners.

Officials at Alpine Dental did not respond to requests for an interview.
