Fort Collins company plans potential cannabis facility in Aurora

A Fort Collins-based entity called 14896 E. 38th Ave. LLC is raising money to purchase land in an Aurora industrial park where it will build a warehouse that could be leased or sold to an operator of an indoor cannabis cultivation facility.

According to a Form D filing made with the Securities and Exchange Commission this week, the entity is seeking to raise $1.2 million, with a minimum investment of $50,000.

Fort Collins real estate investor Garen Razoian, who is managing member of the LLC, said he couldn’t comment on the funding round while it’s ongoing. But he said 14896 E. 38th Ave. LLC is under contract to purchase a 2.9-acre vacant parcel at the same address in Aurora. That deal is expected to close in February.

The plan is to build an 8,400-square-foot warehouse facility within the next six months. Another building of the same size would also be built in the near future.

Razoian said he hopes to build similar facilities elsewhere but is focusing on Aurora to begin with “because we feel that we’ll have more developer-friendly rules right now for certificates of occupancy on cultivation” for the cannabis industry.
