Firestone Annexes Turner Commons Development

Located at the northwest corner of Interstate 25 and Firestone Boulevard, the Town of Firestone recently annexed the Turner Commons development. The annexation includes approximately 4 acres of public right-of-way and approximately 6 acres of development property.

The Town zoned the property for regional retail and commercial land uses, which are consistent with Firestone’s economic development policies, business enhancement programs and the Firestone Master Plan.

Firestone Mayor Chad Auer is excited for this development. “We have been working strategically with a number of developers in the area, and this is the first project in a series of upcoming developments west of Interstate 25 for Firestone,” he said. “Each will bring much needed economic velocity to the area, provide jobs and increase options for consumers. This is another example of Firestone’s commitment to thoughtful, visionary community development.”

The Interstate 25 and Firestone Boulevard interchange is one of the busiest interchanges in northern Colorado. According to the Colorado Department of Transportation, average daily traffic counts on Firestone Boulevard west of Interstate 25 are approximately 36,000 vehicles per day.

The Turner Commons development anticipates five key development lots, which are planned to include a sit-down restaurant, gas station with a convenience store, fast food restaurants and a hotel. This annexation is the first active commercial development west of Interstate 25 in Firestone.

Town Manager Wes LaVanchy said, “It’s a tremendous opportunity to have such a potentially positive economic project in Firestone.”

A specific processing and construction timeline for the project should be forthcoming in the near future.
