Fabled Caribou Ranch sells for $25 million

NEDERLAND – What remains of the fabled Caribou Ranch near Nederland where legends made music in the 1970s and ’80s has been sold for $25 million, according to public records.

Indian Peaks Holdings LLC, formed June 5, bought the 1,600-acre property that included a home, guest cabins, a lodge, riding area, barn and equipment buildings from Jim Guercio. Mountain Marketing Associates Ltd. in Breckenridge had been listing the ranch for $45 million, according to the firm’s website.

Neither Guercio nor representatives from Indian Peaks Holdings LLC could be reached for comment Monday afternoon.

In 1971, Guercio purchased the more than 4,000-acre Caribou Ranch located between Nederland and the Indian Peaks Wilderness Area so he could have a place to live and where he could provide lodging, recreational facilities and a recording studio for producing records and hosting the biggest names in rock ‘n’ roll, according to past news accounts.
 
For the next decade and a half, legends in the music business came to work and play until a fire in March 1985 destroyed the recording studio.

The list of stars that visited the ranch includes Elton John, Chicago, The Beach Boys, Billy Joel, Michael Jackson, Joni Mitchell, U2, Joe Walsh, Stevie Wonder, Stephen Stills, Earth Wind and Fire, John Lennon, Rod Stewart, Waylon Jennings, Dan Fogelberg, Amy Grant, John Denver, Willie Nelson, Badfinger, Charlie Daniels, War, Michael Martin Murphy, America, Kris Kristofferson, Supertramp, Michael W. Smith, Jeff Beck, Al Green – the list is long.

In 1996 and 2001 transactions, Guerico sold 2,180 acres of the more than 4,000-acre ranch to Boulder County and the city of Boulder. Another 1,489 acres were placed under conservation easement.

Guierco still has the 600-acre Caribou Springs Ranch located 10 miles north of Boulder, including the Maison Caribou estate within the ranch property on the market, listed by Jeff Erickson of Fuller Sotheby’s International Realty.
