Etkin Johnson hits 100 percent occupancy in 10 CTC buildings

LOUISVILLE — Denver-based Etkin Johnson Real Estate Partners said Tuesday it has closed six new leases totaling 310,702 square feet at the Colorado Technology Center in Louisville.

The new deals brings Etkin Johnson’s CTC portfolio of 10 industrial/flex properties totaling more than 870,000 square feet to 100 percent occupancy, and the firm is building more on speculation.

Construction is underway for a 59,137-square-foot speculative industrial/flex building at 1960 Cherry St. in the CTC. The property will have 24‐foot ceiling heights and an energy‐efficient design for lower operating costs and minimal environment impact. Completion of the building is anticipated for the third quarter.

Recent transactions that helped fill Etkin Johnson’s 10 buildings include:

• 15,358 square feet for Medtronic Navigation at 1480 Arthur Ave. where the company is adding to its current 40,657 square foot space on the property.

66,350 square feet for WhiteWave Foods Co., which has fully leased Etkin Johnson’s new speculative industrial/flex building at 1900 Cherry St.

• 136,701 square feet for Fenix Outdoor Imports LLC at Etkin Johnson’s speculative industrial/flex building at 1900 Taylor Ave.

• 19,386 square feet for World Triathlon Corp. at 1795 Dogwood St.

20,933 square feet for Lifetime Fitness at 1795 Dogwood St.

• 51,974 square feet for Graphic Packaging International at 1795 Dogwood St.

Fenix Outdoor Imports LLC and World Triathlon Corp. are relocating and expanding from Boulder. Ryan Good, executive vice president and partner at Etkin Johnson who negotiated the deals, said the approximately 10-mile move from Boulder to Louisville is part of a growing trend he’s witnessing in the marketplace.

“Companies looking to expand in Boulder are having a difficult time finding industrial space that meets their requirements,” Good said. “Low supply, high lease rates and few development opportunities are prompting businesses to relocate to surrounding areas.”

The real estate company said Tuesday it plans to build Atria, a two‐building office campus in Broomfield. Atria, the plural of atrium, is defined as an open‐roofed entrance hall or central court in an ancient Roman house. The project was named for its sky‐lit entrances and open courtyard. Floor‐to‐ceiling windows will wrap three sides of the buildings and provide mountain views and natural light. Construction is slated to begin on Aria in November with completion scheduled for third quarter 2016.
