Developers buy 20 acres in Longmont
Riverset LLC closed recently on the $1.47 million purchase of 21 Sunset St., which is in unincorporated Boulder County within Longmont just north of the intersection of Boston Ave. and Sunset.
Riverset is an entity formed by RMCS LLC, a Louisville-based development group led by partners David Waldner, Justin McClure and Rick Brew. The group bought the former Golden Concrete plant at 21 Sunset from Aggregate Industries.

“We will start working on our plans real soon,” Waldner said, though he noted that no project is likely to begin on the site for a couple of years.
Waldner said the property first must be annexed into the city. He said the project would likely include a combination of commercial uses as well as a residential aspect.
“We have a lot ahead of us,” Waldner said.
The trapezoidal-shaped property sits along the southern banks of the St. Vrain River and adjacent to where some of the worst damage was sustained during September’s historic flood. But Waldner said the property was spared of any flooding, as the floodwaters raged north from the river to the railroad tracks before looping around and ravaging several businesses along Boston Avenue.
“When we (looked at purchasing it), we were convinced it was out of the flood plain, and then the flood happened right before our eyes and it was out of the flood plain,” Waldner said. “So it all worked out.”
