Boulder home Denver metro’s most expensive sale for 2nd month in row

DENVER — For the second month in a row, the most expensive home sale in the Denver metro area was in Boulder.

The most expensive sale in January was a 3,100-square-foot home in Boulder that sold for $2,375,000. Jay Sude sold the luxury two-bedroom, three-bath condominium at 1301 Canyon Blvd., Apt. 302, to Clariot New Albany LLC in Ohio, according to public records. Sude purchased the condominium for $1,950,000 in 2011.

In December, The David Chamberlain Trust bought a three-bedroom, four-bath, 4,400-square-foot home in Boulder at 1155 Canyon Blvd., Suite 404, from E. Richard Polk of Boulder for $4.4 million.

Luxury-home sales in the Denver metro area increased 11.3 percent in January compared with the same month a year ago while the median sale price edged lower when comparing the two periods, according to a report released Thursday by Coldwell Banker Residential Brokerage.

The median sale price of a luxury home in January was $1,250,000, down 10 percent from a year ago when it was $1,389,300. The median price in January also was slightly lower than December’s $1.3 million level.

The report, based on Multiple Listing Service data of all homes sold for more than $1 million, said 49 luxury homes sold in January, up from 44 in January 2014. High-end home sales were down sharply from December’s 100 transactions, although a seasonal drop from December to January is expected, according to the report.

Denver had the most million-dollar sales with 13, followed by Boulder with 10, and Castle Rock, Englewood, Greenwood Village and Littleton with three each.

“The luxury market turned in a fairly good January compared to last year, but sales continue to be constrained by a severe lack of inventory,” said Chris Mygatt, president of Coldwell Banker Residential Brokerage. “We are gradually starting to see some more listings coming on, and hopefully this will begin to address the inventory shortfall as we move toward the spring home-buying season.”

Homes sold in an average of 97.8 days on the market, down from 125 days a year ago and 103 days the previous month. Sellers received an average of 96 percent of their asking price, up from 95 percent the previous month and year ago.
