BOULDER — The University of Colorado Real Estate Foundation has sold the 148,771-square-foot building at 3300 Walnut St. in Boulder to the University of Colorado for $10.2 million.

The foundation, a separate entity that supports CU, was leasing a little more than half of building to the university for its distribution center and was leasing the rest to Rudi’s Organic Bakery, a brand of Hain Celestial Group Inc.

The foundation was leasing about 80,000 square feet for the CU Distribution Center, and about 69,000 square feet to Rudi’s Bakery.

Solar Operations and Maintenance for Commercial Properties

One key qualification to consider when selecting a solar partner to install your system is whether they have an Operations and Maintenance (O&M) or service department. Since solar is a long-term asset with an expected lifecycle of 30 plus years, ongoing O&M should be considered up front. A trusted O&M partner will maximize your system’s energy output and therefor the return on your investment.

Deborah Mendez Wilson, deputy spokesperson for CU, said the university, through the entity Regents University Colorado, bought the building from the foundation as a real estate investment and also to eliminate lease payments for the distribution center. She said Rudi’s has a lease to occupy the building through 2023.

The foundation in 2003 purchased the building for $6.3 million, according to public records.
