Clothing retailer Crossroads Trading leases former Boulder Army Store space

BOULDER — Berkeley, Calif.,-based used clothing retailer Crossroads Trading recently leased the 5,300-square-foot downtown Boulder space left vacant when the Boulder Army Store closed earlier this year.

Crossroads Trading is planning a fall opening, said Chris Boston of commercial real estate firm Gibbons-White Inc. Boston brokered both sides of the lease transaction with Greg Glass. The local Independent Order of Odd Fellows lodge owns the building at 1545 Pearl St.

Crossroads Trading, founded in 1991, buys and sells trendy high-end clothing, with customers able to sell their used items in-store for cash or credit as well as on a consignment basis. The chain has 32 stores, mostly on the West Coast and in the Chicago and New York areas, according to the company’s website. The Boulder store will be Crossroads Trading’s first in Colorado.

The Boulder Army Store closed in January after operating in downtown Boulder for 67 years.

Boston didn’t disclose the lease rate for the property, but said that retail property along Pearl Street east of the mall is generally leasing from the mid-$20s to mid-$30s per square foot plus operating expenses. That’s a bargain compared with spaces on the mall itself, where Boston said rates are ranging anywhere from the low $40s to mid-$60s as space continues to be more and more difficult to find.

“There’s a lot of demand with little available,” Boston said.
