Catamount Properties proposes Drake and Taft Neighborhood Center

FORT COLLINS — Chuck Bailey of Hygiene-based Catamount Properties Ltd. has submitted a conceptual plan to the city of Fort Collins’ planning department to build the Drake and Taft Neighborhood Center.

The mixed-use development would consist of 5,000 square feet earmarked for retail uses and 12 residential units.

Four residential units would be above the retail space in a three-story building, according to city of Fort Collins planning documents. Two additional buildings with four residential units each would be at the south end of the property. Fifty parking spaces are proposed, with 12 of those in a parking garage for residents.

The project would be on a 1.2-acre site on the southwest corner of West Drake and South Taft Hill roads. It is adjacent to the Spring Creek Trail to the south, Spring Creek further south of that, and south of the Safeway-anchored shopping center on the northwest corner of Drake and Taft.

Pictures of the site submitted by the applicant show three dilapidated buildings — a residence built in 1958, a large shop/garage structure and a storage shed.

Bailey has been developing student housing, apartments and condominiums primarily along the Front Range for 30 years.
