Boulder, Fort Collins median home prices continue climbs in May

The median sale price of single-family homes in Boulder and Fort Collins increased from April to May but declined in the Greeley/Evans, Longmont, Loveland/Berthoud and Estes Park markets, according to a report released Friday by Loveland-based Information Real Estate Services Inc.

In Boulder, the median price increased from $827,050 on 64 sales in April to $847,500 on 74 sales in May. Time on market held steady at 50 days.

The median price in Fort Collins increased from $318,500 on 270 sales in April to $325,000 on 261 sales in May. The average time on the market in May was 74 days, compared with 72 days in April.

The median sale price dropped in Longmont from $317,900 on 95 sales in April to $315,000 on 114 sales in May. Time on the market also declined, from 51 days in May to 44 in April.

In the Greeley/Evans market, the median sale price declined from $220,500 on 197 sales in April to $215,000 on 202 sales in May. Time on the market declined from 59 to 57 days.

The Loveland/Berthoud area’s median sale price dropped from $323,244 on 166 sales in April to $292,845 on 202 sales in May. Time on the market edged up from 75 days in April to 76 days in May.

The median sale price in Estes Park declined slightly from $355,000 on 16 sales in April to $353,000 on 26 sales in May. Days on the market dropped from 134 to 119.

The number of listings in May compared with May of last year was down in all markets in Northern Colorado, ranging from 15 percent to 18 percent declines in Fort Collins, Loveland/Berthoud and Greeley/Evans, and approximately 30 percent declines in Boulder, Longmont and Estes Park.
